The New Smoking Policy will be enforced in all common areas (except for the Courtyard) and in each individual unit. This is an effort to improve marketability and in keeping with policy guidance from the U.S. Department of Housing and Urban Development (HUD). In 2012, SHO implemented various levels of smoke-free provisions within much of the operated multifamily properties and this policy modification has proved to be generally positive.

It has been proven that exposure to smoke, whether direct or secondhand, causes adverse health outcomes such as asthma and other respiratory illnesses, cardiosvascular disease and cancer. Separating smokers from non-smokers, cleaning the air and ventilating buildings cannot eliminate exposure to secondhand smoke. Additionally, smoking and cigarettes are a proven hazard to physical structures.
